The latest Land Registry House Price Index reports an annual UK house price increase of 4.6%, in the 12 months to December 2024. This puts the average UK property at £268,000 – £12,000 higher than at the same time the previous year. However, in December, a month-on-month decline of 0.1% was noted, although this is primarily down to adjustments in the Land Registry’s reporting methodology.

For property owners in Barnet, Whetstone and across North London, these national figures can be misleading and do not fully reflect local market conditions. We are often quoted these headline numbers by local sellers when researching their property’s value, having not read these reports in full.

The media look to attract readers with attention-grabbing headlines, so the Land Registry’s report headline confirming annual house price increases was just too good an opportunity for them to miss. But media headlines fail to account for regional differences. While the North East recorded the highest growth at 6.7%, London experienced far slower price increases with the UK’s lowest annual price inflation, where prices remained fairly consistent across the year.

Another significant takeaway from the report is the variation in property type and its impact on price performance. Nationally, semi-detached houses saw the largest annual increase at 5.6%, whereas flats and maisonettes recorded a more modest 2.3% rise. In Barnet & Whetstone, where spacious family homes are particularly sought after, the performance of different property types can vary significantly based on buyer demand, particularly from both upsizing buyers and those moving out of central London.

Although the Land Registry index reflects past trends, it remains one of the most reliable market indicators. Unlike lender-based reports that only track mortgaged properties, the Land Registry includes all transactions – including the 40% of deals completed with cash – offering a more comprehensive market view.

The number of available homes is at its highest in a decade, with 13% more sellers listing their properties compared to this time last year. Setting a realistic asking is more critical than ever, as getting this wrong is likely to result in fewer viewings and a longer selling process.

Barnet and Whetstone remain an attractive location for families and professionals looking for more space while staying within reach of central London. Sellers who position their properties competitively while leveraging strong buyer interest will have the best chance of achieving a successful sale in this evolving market.
