November’s rate rise: stay positive and plan your next move with confidence
A change in interest rates naturally makes headlines, but it does not have to put your moving plans on hold. For buyers and sellers in Barnet and Whetstone, November’s announcement is a reason to review the numbers carefully — and then focus on what you can control.
On 5 November, the Bank of England announced a 0.25 percentage-point increase in Bank Rate to 4%. The decision is aimed at bringing inflation back towards its 2% target over time. That matters because more stable prices can help households plan their finances with greater confidence. It is a policy objective, however, not a promise of an immediate improvement in living costs.
There is still plenty to feel positive about when approaching a move. Your reasons for moving — a growing family, a different commute, downsizing or a fresh start — do not disappear because Bank Rate changes. A clear budget and the right property can be more useful starting points than trying to predict the next announcement.
For buyers, this is an opportunity to get properly prepared. Speak to a qualified mortgage adviser, review current products and make sure any proposed payments are affordable alongside your other commitments. A rate rise can increase costs on tracker mortgages and may affect other variable-rate borrowing. An existing fixed-rate mortgage will generally retain its agreed rate until the fixed period ends; a new fixed-rate offer is not determined by Bank Rate alone. Check the terms of your own mortgage rather than assuming every borrower is affected in the same way.
For sellers, a positive approach means realistic pricing and excellent preparation. Buyers need to see both the appeal of your home and how it fits their budget. Relevant comparable evidence, strong photography and clear property information can help them make an informed decision. A national rate announcement is not, by itself, evidence that the value of your particular home has risen or fallen.
At Hunters Barnet & Whetstone, the focus is on helping you turn a big headline into a practical plan. Whether you are ready to sell or just exploring your options, a local conversation is a constructive next step.
